A Certificate of Error is a way to make a correction after the assessment for that tax year is finalized. Homeowners can apply for multiple exemptions and tax years using one consolidated form. Please note that Certificates of Error applications can be denied.

Things to consider when filing for an appeal: If the property characteristics listed on your assessment notice are incorrect, or if the estimated market value of your home is significantly more than what you believe your home could sell for in the current real estate market, you should file an appeal. If the property characteristics on the notice are correct and the estimated market value is within 10 percent of what you think your home is worth, then it is unlikely that an appeal would change your property’s assessed value enough to significantly affect its property tax bill.

With the release of Cook County 2024 First Installment Property Tax Bills, homeowners should check to make sure they are not missing property tax-saving exemptions on their bills. Homeowners are encouraged to review the bottom left corner of the tax bill to confirm their exemption deductions. Most homeowners are eligible for the Homeowner Exemption, which saves an average of approximately $950 dollars. Senior homeowners over 65 are likely eligible for additional property tax savings with the Senior Exemption.
